Summary:
Oversee and perform maintenance operations for a residential apartment community.
Ensure the property remains safe, functional, and visually well-maintained.
Diagnose and repair HVAC, plumbing, electrical, and carpentry issues.
Complete work orders and unit turns within required timelines.
Maintain community standards in alignment with Property Manager expectations.
Responsibilities:
Perform a variety of residential service repairs in a timely and professional manner.
Prioritize and complete work orders within a 48-hour goal period.
Complete punch-outs to ensure all units are make-ready within 5 business days.
Participate in the on-call rotation with the maintenance team.
Maintain grounds daily and conduct building exterior checks.
Keep maintenance shop clean and organized.
Perform preventative maintenance and maintain pool and snow logs.
Perform seasonal duties including snow removal (winter) and watering flowers (summer).
Ensure safety equipment is current and in stock.
Requirements:Desired Work Experience:
1–3+ years of experience as a Maintenance Supervisor or Manager
Experience completing work orders, punch-outs, and turns
Experience working with residential parts and appliances
Special Certifications Needed:
HVAC/EPA Certification
Valid driver’s license
Ability to pass MVR, background check, and drug screening
Additional Qualifications:
Experience with HVAC maintenance, troubleshooting, diagnosis, and installation
Light plumbing, electrical, brazing, and carpentry experience
Ability to work on-site and participate in on-call rotation
